1. THE CONTRACT The contract is only effective once the transaction has been approved via the website or the completed booking form and required payment has been received and written conformation has been sent to the ‘hirer’.
2. LIABILITIES Neither the property owners nor agents can accept liability nor loss of any nature whatsoever suffered by any person from any cause whatsoever caused in connection with that occupation or attendance at that accommodation.
3. PAYMENT For reservations made more than six weeks before a rental period starts, a deposit of 25% of the rental cost is payable. For bookings made less than six weeks before arrival, full payment is required on booking.
4. BALANCE OUTSTANDING The deposit is non returnable. The total rental cost is payable not less that eight weeks before the rental period start date. Failure to make full payment at the appropriate time may result in the cancellation of the booking and the forfeit of the deposit.
5. CANCELLATION The’ hirer’ is advised to arrange their own holiday cancellation insurance to give protection in the event that the hirer is unable, for any reason, to take up the accommodation at the agreed time. The hirer should notify the owners of any cancellation immediately in writing. For any cancellation before the arrival date, not only will any deposit be forfeited but also the balance of the rental cost will also be payable by the hirer.
6. OCCUPANCY Occupancy shall be from 4pm on the day of arrival to 10 am on the day of departure unless otherwise agreed by the owner.
7. NUMBER OF PEOPLE USING THE ACCOMMODATION Only the persons listed on the booking form shall occupy the property. Under no circumstances may more that the maximum number of persons occupy the property. Admittance may be refused if this condition is not observed. The owners reserve the right to refuse or revoke bookings from parties which may in their opinion be unsuitable to occupy the property. The number of guests permitted to stay in the property shall not exceed 6 people (4 adult, 2 children). These people must be named on the booking form and only they will be permitted to stay during the booked period. Under no account can the prescribed number of people be exceeded.
8. CARE OF THE PROPERTY The ‘hirer’ is responsible for leaving the accommodation as they found it in good order and in clean condition and for ensuring that all members of his/her party behave in a responsible manner in both relation to the property and the general neighbourhood during the occupancy period. It is the hirer’s responsibility to ensure that the property must never be left unlocked and unattended during occupancy.
9. REFUNDABLE DEPOSIT A refundable deposit of £100 is paid when full balance payment is due. This will be returned to the hirer after deducting the cost of any breakages to the property, loss or damage to linen or towels supplied or the provision of any extra services required to return the property to it’s original condition. Any excess over that amount will be paid by ‘the hirer’ who should report any breakages/damage to the owner immediately. In the case of any breach of these conditions, which is considered serious by the owners, the right to repossess the property during the occupancy period is reserved. The hirer must notify the owner’s agent if a problem arises and the owners will do their best to rectify it as soon as possible, so that the rest of the occupancy period may be enjoyed with the minimum of inconvenience. The owners cannot recompense if they are not made aware of any problem at the time and the’ hirer‘ must write to the owners confirming the complaint within seven days of the end of the occupancy.
10. SMOKING Smoking is strictly forbidden within the property but is allowed anywhere outside. All traces of smoking must be removed from patios/gardens etc by the hirer by the end of occupancy.
11. PETS Under no circumstances will pets be allowed at Firth Cottage.
12. HIRE OR USE OF ANY EQUIPMENT The owners can accept neither liability nor loss of any nature whatsoever for the hirers use or hire of any form of equipment during the occupancy. It is the ‘hirers’ responsibility and he/she is strongly advised to arrange appropriate and adequate insurance to give protection for loss or damage for this purpose.
